Selling Your Home

Selling a house can be stressful.  Making the decision, preparing the house for sale, keeping it clean, waiting for a buyer, dealing with offers, and advancing to the closing table – all of these steps can involve discomfort.  This is a huge financial transaction with many emotional aspects.  But you can get it done – and it may even be easier that you anticipate.

One thing to keep in mind is that you’re not alone.  An experienced, professional real estate agent can guide you through the process, help resolve any issues that come up, and ensure that your home sells for the optimal price in a timely manner.


Most realtors will tell you that the only way to sell your home fast is to price it right.  Well, what if I told you that we can sell it fast and get your more money!?!  “That would be fantastic!” <- is what you're thinking.

It all comes down to appearances.  An empty room will often look smaller than a room with well-placed furniture.  At the same time, a cluttered room will also look small, and possibly turn buyers off.   A few family pictures are great, but walls and shelves covered with personal pictures and nicknacks prevent the potential buyers from picturing themselves living there.

A good real estate agent (ahem… like me) will walk through your home, room by room, and give you ideas about what can be done to make your home more appealing to buyers.  When done right, a well-staged home could easily sell for more money than a poorly-staged home.

No matter how well-staged your home is, the market is the market.  Your home is only worth as much as someone is willing to pay for it.

When we talk about the price of your home, it’s important that the “comps” we use are of sold home.  Many sellers will look at homes currently on the market, and decide that if the home around the corner is asking $1.2 million, they should also, without taking into account that it’s been sitting on the market for six months without a single offer.  Instead, they should be using the just-sold, $900k home as a better starting point for determining price.
