Wow! So many Midvale Estates Homes for Sale!

I’ve lived in Midvale Estates for almost 5 years at this point, and I can’t remember the last time we had so many homes for sale or in escrow at one time!  Granted, a number of them are listed by Cathy Cressy and are overpriced, but they’re still great homes!

Most recently on the market is a lovely 4-bedroom, 3-bath, 2,700sqft house on Langdon Avenue.  It’s on a huge 13,000+ sqft, gated lot, and while it could benefit from a little updating, it’s worth seeing!

Cathy Cressy brings us homes on Orion, Langdon and Blucher, ranging from $549k to $1.1m.  I would anticipate some price cuts in the near future, so hold out on making those offers!

On Firmament is a wonderfully remodeled 4-bed, 3-bath home with pool and guest house!  They’ve already dropped the price by $20k to $979,000.

We also have two homes in escrow! Just behind Carls Jr, on Peach Ave, is a fixer/teardown that appears to be in escrow for a little over $500,000.  Let’s hope it’s replaced by a beautiful Midvale Estates home to be listed for sale in 2016.  We also have an Orion fixer in escrow (listed for a little over $800k).

midvale estates 2midvale estates 1 I love Midvale Estates.  It’s where I live, where I stroll, where I work and where I get free snacks when they’re filming on my block (which is often).

Midvale Estates is located North of Victory Blvd and West of Sepulveda Blvd, and here’s why I love it:

Midvale Estates, a small and charming pocket of Van Nuys, is home to one of the most-filmed streets in the world (Langdon Avenue)!  My morning walks with my son always include a meander through this “Anytown USA” setting of large front lawns and classic American homes.

Film crews choose to use our neighborhood because we are happy to have them!  You won’t find too many trouble makers preventing filming from happening, and filming never starts too early, caries on too late, or occurs on weekends, per our HOA guidelines.

Speaking of which, Midvale Estates has its own HOA, which collects money from film crews and uses it for neighborhood parties and community service!  Each production is required to pay a certain amount into the HOA (currently in the $300/production range), and while we have HOA meetings and a board, we have no fees to our residents.

Though surrounded by “rougher” streets and neighborhoods, Midvale Estates enjoys an extremely low crime rate.  Police patrol the area often, and should a problem arise, all residents are given a direct phone number to an officer specifically assigned to our neighborhood.

It’s also worth noting that homes in Midvale Estates are perfectly priced!  Since we are technically in Van Nuys, home values are less than those in Sherman Oaks or Encino, yet they are generally higher than in surrounding areas of Van Nuys.

One more reason to love Midvale Estates — you can walk almost anywhere!  Costco (not that you want to buy anything there without a car…), grocery stores, ice cream, fast food, great pizza and pho restaurants, and the Lake Balboa/Sepulveda Basin area (right) are less than a mile away!
